PETITION TO THE DEPARTMENT OF NATURAL RESOURCES

The signatories to this petition request the Department of Natural resources to change the suburb name from ‘Carrara’ to ‘Broadbeach Waters’ for the following streets in River Park;

  

  • Sacha Place
  • Carrara Road
  • Riverbend Avenue
  • Fitzwilliam Street
  • Witt Avenue
  • Coolong Crescent
  • Craig Avenue
  • Reid Court
  • Gregory Drive
  • Garden Grove

The Map below shows the existing Area Designated ‘Broadbeach Waters’ in Blue and the proposed continuation of that Suburb name in red.

Presently sellers and potential purchasers of the properties in the above streets have been considerably disadvantaged due to a misconception that the “area” consisting of Carrara waterfront properties, postcode 4211 is different in nature to Cypress Gardens, postcode 4218. 


Unfortunately
, property purchasers do not perceive it to be a community of like interest to Cypress Gardens. The perception of the suburb “Carrara” conjures up images of lower end starter homes on ‘dry’ blocks.


Compounding
matters is the increasing number of property purchasers using the internet unaware of any waterfront properties in Carrara, their searches are confined to the commonly perceived “waterfront” suburbs.


Unfortunately
this perception is reinforced by the various property guides and buyers resources.  The 2007 Bulletin ‘Property Guide’ lists the median Carrara price as $362,000 - the Broadbeach Waters 4218 median price of $700,000 is more indicative of the waterfront values in what is currently deemed to be part of Carrara 4211.

The request for this name change is in line with the following principles/guidelines laid down by the department:

 

Principle/Guideline  *‘Communities of interest’, or areas clearly contributing to a single set of community facilities, should form the basis of a suburb entity. Where possible, these communities should not be bisected by a suburb boundary.

 

Principle/Guideline  *Contiguous areas of similar character and similar functional relationships should be included in the same suburb or locality wherever possible.

 

Principle/Guideline  *Boundaries between suburbs or localities should follow definite and distinguishable community or physical barriers. These should be easily apparent and easily identifiable in the field. They often coincide with breaks in residential development or zoning, such as open space areas, ridges, creeks, minor flood plains and major industrial concentrations, road centrelines, land and natural feature boundaries.

 

Principle/Guideline  *Expressways, freeways, major arterial roads, highways, railways, canals or pipelines, all of which separate communities by allowing few crossing points, can be suitable boundaries.
